It is always exciting to find new areas in a country that give you the chance to invest in an area that is primed to become one of the most popular areas in a country that already has a high regard amongst holiday makers and investors alike. Everyone wishes they had bought in a place when it had been in its’ infancy, especially when they see what it becomes and how the price has increased.

Dalaman is one such area in Turkey, although relatively undeveloped in its own right the surrounding area is absolutely stunning with some of the most exclusive resorts, marinas and beaches within a easy distance, places such as Gocek, Antalya, Marmaris, Icmeler and the stunning Dalyan.

In September this year work is due to start on the largest marina in Turkey on the outskirts of Dalaman, this has already brought significant increases to already constructed property prices in the area, and this is just on the news that it is starting. A Marina is not that great if you cannot get to it, so combined with the fact you have the ultra modern Dalaman Airport which is now the third most used in Airport and you have direct low budget flights (Easy jet, Thomas Cook etc) from airports from Aberdeen to Exeter, Belfast to Nottingham and London to Manchester. Basically every airport in the UK and Ireland has easy direct access. On top of this you are in an area that has a proposed 9 golf courses in the area with the first opening in September next year in Sarigerme.

What this means is that Dalaman will be the ONLY area in Turkey that will have all three benefits within a 10km area – this is seen with the investment being made into numerous 5* Hotels by chains such as First Choice and you can see the growth in Dalaman now – however you can be guaranteed that prices are as low as they have been but this will change very quickly in the immediate future.

Dalaman town itself has many shops, restaurants, bars and tea gardens and is growing quickly due to the investment in the area.  Dalaman has its own huge natural beach, although not overly commercial yet it is still beautiful and hosts lots of wildlife.
What You Need to Know about Dalaman
In January 2005 the government designated Dalaman to be a cultural and tourism development centre. This means government funded investment in the area to develop four golf courses, a yacht marina off the Dalaman coast and increased hotel bed capacity. The region is also a centre of thermal and eco tourism.
A newly completed tunnel between Gocek and Dalaman shortens the distance to Dalaman from other resorts.
There are two excellent sandy beaches, the protected Iztuzu and Sarigerme beach as well as the underdeveloped Dalaman beach where a yacht marina is planned to be built.
Dalyan is only 15 minutes from Dalaman and it is classified as a conservation area because of its natural beauty and ancient ruins.
There are number of historical sights and places of interest around Dalaman such as the ancient city of Kaunos a few kilometres away, Lycean rock tombs and many natural thermal Springs in the area.
Sporting facilities include trekking, mountaineering and jeep safaris in the nearby Golgeli Mountains, white water rafting, skiing in Sandras and Seki resort, and water sports.
Completion of golf courses will bring wealth to the area and as golfers frequent Dalaman, demand for properties and services will increase. According to the construction company Gocay Tourism Investments the first golf resort and 18 hole golf course in Sarigerme will be ready for the end of 2009.

Dalaman for Investment
Property prices in Dalaman are rising faster than in other locations because of the government sponsored tourism development projects.
Tourism projects for Dalaman and the construction of new hotels, shops and restaurants will mean that the town will expand and by 2015 when the population is expected to reach 50 000 including foreigners.
Newly expanded Dalaman International Airport’s capacity will increase to 5 million people annually from 2 million currently.
A buoyant employment market together with an influx of people into the area will bring an increased demand for rental properties according to government research 15 000 more properties will be needed in Dalaman to meet the demand.
Dalaman is an area of outstanding natural beauty, located on a fertile plain between the sea and mountains and benefits from its proximity to many areas of interest both historical and geographical with the town ideally situated for visiting the nearby resorts of Dalyan, Gocek, Sarigerme and Fethiye.
 
The nearby Golgeli Mountains present a great opportunity for those who enjoy trekking. The mountains are full of lakes and high plateau villages. There are two main beaches in the area: protected Iztuzu Beach, world’s 6th most famous beach (famous for the turtle Careta Careta which lay their eggs there), and blue flagged Sarigerme Beach 15 min away. The area is a sanctuary for sea turtles.
 
Dalaman is rapidly becoming an area of destination rather than just a stop over on the way to some other resort town. Recent investments to the Airport, improvements in the roads and the continuous development of the area are making it more accessible. Over - development and exploitation of the area is stopped by the protection afforded to the rare loggerhead turtles that frequent the river and beach. This should ensure that Dalaman continues to develop in harmony with its surroundings and retain its natural beauty.

The Nil Restaurant is a fantastic place with very kind owners.
Nilgün and Onur are always friendly and they both speak quite good English and make very good steaks and fish.
The turtles in the river are another reason to visit this place you can feed them from the terrace. This is a wonderful place to watch the sunset.

About Dalyan

Dalyan: The tiny town of Dalyan in the province of Mugla on the South-Western Mediterranean is set in the centre of a broad delta whose natural beauty is completely unspoilt. This is one of the surviving corners of paradise, an area of outstanding natural beauty and historic interest.

The Dalyan Channel, through which water circulates between the Mediterranean and Köycegiz Lake slowly meanders, forming a network of small lakes and waterways through reed beds rising to between 3 and 5 metres in height. (The journey through this natural labyrinth is romantic and mysterious) With its mixture of fresh and salt water, these wetlands have become home to vast numbers of fish and other water life, as well as the birds of many species which feed on them. Dividing the sea from the delta is the Iztuzu sandbar stretching for 5km east from the mouth of the channel.

About Sarıgerme

 

Sarigerme is a beautiful traditional Turkish village set in a cove amongst pine cladded hills and a magnificent mountainous backdrop,and just 15km from Dalaman airport making it an ideal place for tourism and development.
 
Sarigerme has been a tourist resort for many years but only in the last two years has become an area for British tourists to visit as in 2005 First choice holidays teamed up with the management company Iberostar to open the two huge hotel complexes known as the Pegasus palace and tropical holiday village,this huge hotel complex has a capacity of over 3,000 beds in the hotel bringing in millions of pounds of investment into the area.
 
Sarigerme is part of the Dalaman project and will see huge change over the next 5 years which started with the opening of the Pegasus hotels in 2005,2006 saw the opening of the two Thomson hotels in Sarigerme the Magic Life Sarigerme Imperial and Iberotel Sarigerme with a capacity of over 2,000 beds.The Alinn hotel also opened in 2006 which is smaller 4 star hotel mainly for couples which has a capacity of 210 beds.
 
Autumn 2006 the golf course and golf hotel complex at Sarigerme started being developed opposite the Pegasus complex and is due for completion autumn 2008 this being the first gold course and hotel in the area another 4 planned for Dalaman area.
 
Sarigerme has a spectacular sandy beach which lies along a sheltered bay of clear,warm waters and against a light woodland,the beach is just a short stroll from the picturesque shops,restaurants and traditional lokantas and bars.
 
Sarigerme is 15km from Dalaman and 10km from ortaca the government has set aside all the land between Sarigerme and Dalaman and Sarigerme and Ortaca for Tourism with planning permission already in place for such projects to commence.
